ARCHITECTURE

This residential project is a context-sensitive premium building, located on a dramatic hillside outside of the city. The architecture acts as a sophisticated bridge between the scale of private villas and high-end collective living, using a stepped, terraced form that follows the natural slope of the mountain. By breaking the building into volumes, the design ensures that every residence feels like an individual complete with expansive private terraces, infinity pools, and lush rooftop gardens.

A defining architectural feature is the bold cantilevered bridge that connects the two primary wings, creating a gateway for the access road below while preserving the natural flow of the terrain.

CONCEPT

The concept for this project is deeply rooted from Georgian village, specifically from the historic Banaini settlement of Village Kheoti. The settlement is a great example how one person’s rooftop can become another’s terrace. While the form uses modern materials its soul remains tied to the terraced logic of Georgian heritage. The result is a project that doesn’t sit on the land but lives within it, honoring the ancestral wisdom of integrated living while offering a contemporary, premium experience of the surrounding nature.

FACADE DETAILS

The facade is characterized by clean, minimalist lines and vast glass panels that disappear to frame panoramic views of the valley. This terraced typology not only minimizes the building’s visual impact on the landscape but also maximizes privacy and outdoor living, offering a tranquil, nature-focused retreat that blends the exclusivity of a private estate with the modern amenities of a premier residential development.
