ARCHITECTURE

Located on Queen Tamar Avenue in Tbilisi, the project occupies the site of a former cinema that once served as a local cultural landmark but had gradually fallen into disrepair. Rather than removing the structure entirely, the proposal adopts an adaptive reuse strategy that preserves its urban presence while introducing a new programme suited to contemporary needs.

The existing building is transformed into a low-rise mixed-use podium containing cafés, communal areas and flexible commercial spaces. Above it, a slender tower adds density while maintaining a compact footprint. This combination of preservation and vertical expansion creates a new mixed-use hub that reactivates the site and contributes to the evolving urban character of the avenue.

CONCEPT

The proposed concept embodies a balanced approach, integrating urban functionality with elements of greenery through the inclusion of multiple roof gardens. This design aims to create a harmonious living environment that promotes sustainability and enhances the urban landscape.

The building’s design emphasizes a modern yet environmentally conscious design. The incorporation of several roof gardens offers residents accessible green spaces that provide a sense of tranquillity amidst the urban setting. These gardens, strategically placed across different levels and orientation, serve as communal areas for relaxation and social interaction, contributing to a more pleasant living experience.
